Building Envelope
3-year Program

Overview:
The Appia Group of Companies provides homeowners with the protection of the 3-Year Building Envelope Inspection Partnership Program.

This program is dedicated to:

  • Monitoring the performance of the building envelope as it withstands the elements through the seasons.
  • Educating the Strata Corporation in the maintenance requirements of the building envelope to ensure the Strata Corporation meets its warranty obligations.
  • Detection of areas of concern, and observation of the performance of Appia components.

Under this program, an independent building envelope consultant is hired to review the building envelope for the first three years following completion of construction. This consultant is provided at no cost to the Strata Corporation. The consultant will conduct reviews of the building envelope and provide written reports with observations and recommendations. These reviews are intended to complement the comprehensive reviews commissioned by the Strata Corporation. The builder will attend to deficiencies that are identified as construction-related, and will forward the consultant's reports to the Strata Corporation outlining maintenance requirements.

Envelope definition:

The building envelope is that part of the building that separates the interior from the exterior environment and includes walls, roof, foundations, suspended slabs, doors, windows, curtain walls, vent penetrations, etc.

Monitoring the situation:

Under the 3-year program requirements, an independent building envelope consultant is hired to review the building envelope for the first three years following completion of construction.
